Bhiwadi Overview

Bhiwadi is a city in Alwar district of Rajasthan state in India. It is an industrial hub in Rajasthan. It is a part of NCR. Bhiwadi lies on NH-8 i.e., the Delhi Jaipur highway. It is in close proximity to Gurgaon and is termed as the Gateway of Rajasthan. Bhiwadi is one of the emerging real estate destinations in NCR. The place is emerging as the NCR's next big industrial hub and has seen growth of affordable residential developments within the last few years. This town is a fast-developing Tier II town, providing all the lifestyle facilities of a big city. With high property rates in Gurgaon and Manesar, Bhiwadi has come up as a profitable and affordable locality for real estate investors and buyers.



Bhiwadi is in Rajasthan's Alwar district and has an excellent connectivity with eight lane NH-8 through Dharuhera-Bhiwadi bypass road. This town is only about 55 kilometres from the Delhi International Airport, 90 kilometres from Alwar, 40 kilometres from Gurgaon and around 60 kilometres from Faridabad. This area will also be connected with the upcoming Kundli-Manesar-Palwal Expressway which is a future connectivity promised in 2021 Gurgaon-Manesar Master Plan.


Industrial and Infrastructure in Bhiwadi

The development that started along NH-8 in Gurgaon has spread to Manesar, Dharuhera and now Bhiwadi, and is likely to go upto Alwar. We feel that this city gives value for money to the investors and the buyers. This development has also increased its pace with the intervention of an industrial hub, i.e. The Rajasthan State Industrial Development & Investment Corporation Limited (RIICO) is aggressively pushing for rapid development and major investments into the town.

The infrastructure facilities in the town are increasing with each passing day, and developers have acquired land on both sides of NH-8 where they have launched their plotted developments and group housing projects. With the promise of good employment opportunities, a better standard of living, and good connectivity at very affordable prices as compared to other regions in NCR, this place offers better facilities at affordable prices and is well within reach of the middle class who wish to reside within the NCR.

The prices in this area are still reasonable if compared to other areas of Gurgaon. The property rates here have showed stable to positive values and have witnessed an average hike of 12 per cent per annum since the last 2-3 years. We feel that the existing selling prices of the apartments in Bhiwadi are still reasonable, i.e., one can get a 2BHK apartment at the price range of Rs 30-40 lakh as compared to Sohna road and Manesar, which would easily cost Rs 60-80 lakh. This area will see a good growth in property prices within the next 3-5 years with the establishment of the industrial area.

Bhiwadi can therefore be looked as a good location for long term investors. With an investment period of 2-3 years, one can expect a minimum of 25-30 per cent returns on their investments.



Bhiwadi is situated at 28.21°N, 76.87°E. It is 65 km away from the New Delhi, 200 km from Jaipur, 90 km from Alwar,22 km from Gurgaon (Manesar) and 60 km from Faridabad (PROP Touch India Sec-49). It can be reached by National Highway NH8 (Delhi-Jaipur highway) via Dharuhera, in 20 min from Hero Honda Chowk (Gurgaon) and in 40-45 min from IGI Airport, New Delhi. It can also be reached by Gurgaon-Sohna-Tauru-Dharuhera road.


Population of Bhiwadi

As of 2011 India census, Bhiwadi had a population of 104,883 in 2011, males constituted 57% and females 43% of the population. The sex ratio of Bhiwadi city is 800 females per 1000 males.

Economy and Growth rate of Bhiwadi

The town is spread over nearly 5,300 acres, and houses around 2,700 big, medium and smallscale industries. Industries range from steel mills, furnaces to automobile and electronics manufacturing.


DMIC in Rajasthan


DMIC in Rajasthan with nearly 39% of DFC passing through Rajasthan, opportunities for industrial establishment along the route are eminent as the corridor will make Rajasthan easily accessible to western and northern markets. About 60% of the State's area (in 22 Districts including major districts such as Jaipur, Alwar, Kota and Bhilwara) falls within the project influence area. With this, the State will become an attractive destination for setting up industrial and support infrastructure units.

In Khushkhera-Bhiwadi-Neemrana region, an integrated industrial township is being developed and on similar concept a township along with other support infrastructure and projects is being planned in Jodhpur-Pali-Marwar area under DMIC in the first phase.

(approx.) housing a world class knowledge city with support infrastructure and residential, commercial and industrial zones. Master plan has been notified. Central Spine, a road corridor to connect the Shahjahanpur-Neeemrana-Behror urban complex in Neemrana and Bhiwadi-Tapukara Industrial complex.


Real Estate in Bhiwadi

Bhiwadi is the fastest growing industrial town in the outskirts of Metro City Delhi. The prime industrial town of NCR and Rajasthan, Bhiwadi comprises of 3 industrial areas name Bhiwadi, Chopanki and Khushkera. This area is spread over approx. 5300 acres and at present around 1000 industries are operational. In the coming future, some very big industries like Honda Siel small car plant, Shree Cement Ltd. Lafarz & some other big business houses will be added in this industrial cluster.

Bhiwadi is well connected with NH-8 (Delhi-Jaipur Highway), SH-25 (Alwar-Bhiwadi Road ) and Rewari Sohna Road. Rewari Railway Junction is only 20 minutes away, while it takes only 1 hour to Domestic and International Airport of Delhi. The major attraction of this area is Tapukara industrial area which is located on the Bhiwadi-Alwar road. The road has the status of a national highway, called NH-71B.

Developers have acquired land on both sides of this road and have launched projects with plotted developments and group housing. The availability of plots is comparatively less in Bhiwadi as compared to apartments and independent floors.

Metro in Bhiwadi

It is celebration time for Bhiwadi. The Union government's announcement of connecting Delhi to Alwar via Rewari and Bhiwadi by Metro train has been welcomed by the residents of Bhiwadi.

Taking this announcement as a harbinger of a progressive Bhiwadi, the Real Estate Builders in Bhiwadi has put their upcoming projects on hold. They are hoping to see a surge in the demand for new townships rather than single units of residential buildings.

Not only Bhiwadi but even its towns such as Alwar, Behror, Tapukada, Shahjahpur and Neemrana will see a lot of growth. The Metro route will have 19 stations between Alwar and Delhi with it embarking point at Sarai Kale Khan station in Delhi.
