Delhi officially the National Capital Territory (NCT) of Delhi, is the Capital territory of India. It has a population of about 11 million and a metropolitan population of about 16.3 million, making it the second most populous city and second most populous urban agglomeration in India. 

The NCT and its urban region have been given the special status of National Capital Region (NCR) under the Constitution of India's 69th amendment act of 1991. The NCR includes the neighbouring cities of Gurgaon, Noida, Sohna, Ghaziabad, Faridabad, Neharpar (Greater Faridabad), Greater Noida, Bahadurgarh, Sonepat, Panipat, Karnal, Rohtak, Bhiwani, Rewari, Baghpat, Meerut, Alwar, Bharatpur and other nearby towns.

From the last 2-3 years ,  One hot topic that always catch people's attention is DDA Land Pooling Policy. The land pooling policy was proposed in the new master plan only to fill the huge gap of residential requirements.  Recently It got approval by Central Government.  
In year 2013 Five new sub-cities planned for Delhi.Zones have been identified for building the five new sub cities development.
  • Zone L, covers about 46 villages adjoining Najafgarh in West Delhi is one of the priority areas for residential development. Situated alongside National Highway 10, the area can provide residential units for about 15 lakh people in the coming years.
  • Zone PII is situated along GT Karnal Road in North Delhi. It also includes villages beyond Burari and Sant Nagar. This zone is proposed to cover a population of 19 lakh, including existing settlements.
  • Zone N covers Northwest Delhi and areas beyond Rohini.
  • Zone KI is located south of National Highway 10 adjoining Dwarka sub-city.
  • Zone J is located in South Delhi, covers farmhouses in Mehrauli and Chattarpur. About 30 villages fall in the zone.
Zone L has largest area and many developers are active in this region.
